The Lake in the Hills Planning and Zoning Committee recommended a sketch plan for an outdoor storage lot for recreational vehicles at 1511 Imhoff Drive to the Village Board for review on Monday.
The applicant, Prairie Enterprises LLC, said there was a need for additional recreational vehicle storage in the area.
The proposed facility would supplement the two existing storage areas to the south: Big Stuff Storage, 1400 Industrial Drive, and Pyott Road Self Storage, 1401 Industrial Drive.
Outdoor storage of a vehicles as a principal use of the site will require the approval of a conditional use permit.
In addition to the conditional use permit, the petitioner is requesting variations to the zoning ordinance.
The current plan for the storage lot calls for pavement up to the 12 feet from the front property line. However, the village’s zoning ordinance requires a 30-foot minimum setback in the front yard along Imhoff Drive.
A chain-link fence also is proposed in the sketch plan, but the ordinance does not allow fences in front yards.
The applicant had been granted a variation to put up a chain-link fence in the front yard of a parcel at 1401 Industrial Drive in 2001. It also was granted a variation in 2004 to place a chain-link fence in front of parcels at 1470 and 1480 Imhoff Drive.
Lighting, fencing and landscaping also would be added to the proposal based on input. These amenities would be similar to the existing conditions of the petitioner’s nearby lots, according to village documents.
